If you’re on the hunt for a smidgen of the high lifestyle every condo advertisement promises – but don’t quite have the financial ability yet – we’ve got you covered.

We’ve compiled a list of some of the most affordable condo developments around Singapore to fulfil your needs. Freehold condominiums tend to be more popular than leasehold in land-scarce Singapore.

Of course, for such prices, you can’t expect a 5-bedroom penthouse downtown; these are more for couples, or those who don’t require much space and are happy to live in a 1-bedder or studio unit when it comes to freehold properties.

Nestled comfortably between two MRT lines (Dakota MRT and Paya Lebar MRT), Suites @ Guillemard is a low-priced freehold condo with “city-fringe” status we think you’ll love.

 

With construction being completed in 2014, the five-storey complex offers studios, 1-bedders and two bedroom units, with BBQ pits, a jacuzzi, swimming pool, and gym thrown in to boot.

 

Studio units go for as low as S$540,000 – one of the most affordable prices on the market! Do note, however, that the small floor area of a mere 258 sq ft will present a challenge for couples who need more space, or are looking to expand the family.

 

We think this shoebox apartment is best for young couples who are frequently on the go and spend most of the day outside!

 

2. Pavilion Square

Pavilion Square is a freehold mixed-use development that includes both residential and commercial units located in the centre of Geylang's vibrant area. You’ll love the benefits of gated living while having the ease of retail shops right at your doorstep, along with Geylang’s well-established culinary scene within walking distance.

 

Another bonus is the Pavilion Square's location in District 14, which puts the city centre and core businesses just a short drive away! Aljunied MRT is a mere matter of minutes on foot, too, so public transport is readily available.

 

Plus, residents can use the condo's plethora of amenities – swimming pools, jacuzzi, gymnasium, sky garden, and barbeque pit – for leisure to their heart's content. 

 

Though not the biggest at 398 sq ft, the 1-bedder comes with a balcony, which young couples will love for al fresco candlelight dinners at sunset. The in built bomb shelter can also be used for extra storage in a pinch too. All in all, we’d recommend this diverse mix of residential and commercial units in Pavillion Square!

 

3. Treasures @ G20

Condos don’t come any cheaper than this! Pulling in at S$1,357 psf (S$570,000 for a 420 sq ft unit), you can’t ask for much more with Treasures @ G20, one of Singapore’s cheapest condos. This 1-bedder is a mere 8 minute walk from Aljunied and Mountbatten MRT stations, too!

 

We love the young property age of this complex’s development as well; it only gained its Temporary Occupancy Permit (TOP) in 2016. You probably won’t be encountering any major facility breakdowns, or have your unit extensively renovated upon moving in. And, of course, we could rave endlessly about the location – right in the centre of downtown Geylang. 

 

Just note that this charming boutique private residential project doesn’t have many amenities to offer. There’s a rooftop swimming pool…but not much else. If you’re not much of a facility-user, though, Treasures @ G20 is perfect for you. Who would’ve thought some of the lowest priced units in Singapore are still chock-full of nearby facilities and benefits!

 

4. Avila Gardens

With some of the most affordable freehold units you’ll find on the Singapore market for sale, Avila Gardens is nestled cosily in an enclave of other private properties.

 

This charming complex offers super scenic freehold living and is in close proximity to Changi and Pasir Ris beaches. Before long, you’ll get used to the luxury of having unobstructed views of the breathtaking surroundings here.

 

Though this property is a little older than average (having been constructed in 1995), you’re promised a larger floor area of 463 sq ft for a one bedroom unit in return, so we think it’s more than a fair trade-off.

 

Residents love the fully-decked out facilities, with a squash court, gym, swimming pool, lounging deck, playground, BBQ pit, clubhouse and multi-purpose hall – basically everything but the kitchen sink. What more can you ask for?

 

5. Royce Residences

Back in Geylang, leaning towards Kallang, Royce Residences strikes a handy balance between nicely-sized floor area, city-fringe locations, and a relatively new property age (a 2014 TOP!) – and it’s all available for under S$600,00!

 

As is the case with most developments of this size, facilities aren’t exactly in abundance, often being restricted to the rooftop. We’re fans of what the developers niftily came up with, though: a swimming pool decked out with water features, a mini gym overlooking the pool, complete with a suntanning deck, and a BBQ pit.

 

Head on up at dusk and the condo’s swimming pool open air deck will leave you breathless, especially with the National Stadium looming in the background!

 

6. Prime Residence

At Prime Residence, 1-bed and 1-bath units go for just S$589,000. We love how this complex offers the convenience and accessibility of Geylang’s city-fringe location, with full access to its vibrant dining scene and fresh neighbourhood markets. 

 

Units here are more suitable for those not so hung up on facilities, however, as there are only the usual gym, swimming pool, and jacuzzi, though it is located high-up – we think you’ll love the scenic views at dusk. 

 

7. The Water Edge @ Geylang

Perched along Geylang Road and surrounded by not one, not two, but THREE MRT stations (!!), with super-straight easy to access green and orange lines. The Water Edge is high up on the list when you’re looking for condos with great accessibility and easy transportation. 

 

Nestled in between the lively Geylang district, and Paya Lebar, you’ll be spoiled for choice with dining options, retail outlets for an afternoon of shopping, and loads of choices for leisure or recreation.

 

The property’s facilities are on the barer end, comprising only a swimming pool, pool deck, and BBQ area – but you can always turn to the surrounding amenities outside of the condo for some fun! The 

 

What could be slightly less difficult to get over is the relatively steep per-square-foot rate, which comes in at around S$1,600. Nevertheless, this condominium is still one of the lowest priced freehold condominiums around. 

 

8. Parc Elegance

Here we’re diving into freehold condos located up east. Parc Elegance is slightly older, with a TOP in 2013, but we love that the one bedder units span 398 sq ft – pretty generous, if you ask us. Prices per square foot are approximately around $1,500 with this one, making it a super low priced condo project – if not one of the most – that we’ve scoured on the market!

 

Parked comfortably in an enclave of private properties and other low-rises, Parc Elegance offers a relaxed ambience with its wide open skies. You can find heaps of shops and eateries nearby, along with super easy access to public transport. We especially love the facilities available for use: along-side the stock usual swimming pool, gym, and BBQ pits, kids will love the clubhouse and playground thrown in to boot as well.

 

9. Le Regal

Situated in between Kallang and Mountbatten MRT, this freehold condominium Le Regal is a sleekly-designed modern development. We love its close proximity to Geylang, which means you’ve got heaps of amenities, shops, eateries and supermarkets, and more at your fingertips!

 

The amenities are pretty decently furnished, too, with the stock-usual swimming pool and gym, and a BBQ pit, a fitness corner, a function room and playground thrown in to boot. Plus, this complex was only completed 6 years ago, which is a great bonus. But not greater than the fact that prices for 1-bedder condo units hover around S$490,000 to S$680,000 – what more could you ask for?

 

10. Treasures @ G19

Seated along Lorong 19 Geylang, this freehold condominium is close to Aljunied MRT station, making for easy public transport access. Prices for units here have been known to hover around S$560,000 to S$700,000, but for Treasures @ G19’s location, we think that’s a pretty decent bargain.

 

Those living here and at Treasures @ G20 can all enjoy the city-fringe benefits, where heaps of amenities are at your disposal in the Geylang neighbourhood. Though the facilities are a little on the lesser side, with just a gym, a pool, and a jacuzzi, you can always head down to Geylang, which is a stone’s throw away, for some recreation and leisure. 

 

11. Grandview Suites @ Geylang

We’re moving farther along the same neighbourhood to Grandview Suites @ Geylang, which is perched along Lorong 22 Geylang. We love the easy accessibility of this quaint complex, which is situated just a 7-minute walk away from Aljunied MRT, putting you right in the heart of the action. Parents with kids can consider this location, too, with Chung Cheng High School (Main) being a short drive away!

 

Plus, as with most of the condos we’ve listed in this area, you’ve got a bevy of amenities at your doorstep. From malls, eateries, healthcare centres, fresh markets – there’s something for everyone! 1-bedders have been going for S$500,000 to S$530,000, though do note that the facilities here are a little sparse – the developers have managed to squeeze in a gym, but that’s about it. 

 

12. Suites @ East Coast

Strategically located along Upper East Coast Road in District 15, Suites @ East Coast is a freehold condominium that you’ll love for its close proximity to the city at affordable rates. We love the location for its abundance of nearby food and transport options, along with numerous amenities. Food enthusiasts will also love the heaps of cafes in the Siglap/Joo Chiat/Katong neighbourhood

 

A key draw point of many condo developments might be Suites @ East Coast’s abundance of facilities, which include everything from the condo classic swimming pool and gym, to the extra jacuzzi, lap pool, BBQ area, fitness corner, playground, wading pool, and a function room. What more could you possibly want!

 

13. Central Imperial

Central Imperial is conveniently parked between three (!!) MRT stations – Aljunied, Kallang, and Mountbatten MRT – so you can take your pick of the lot! And as with most condo projects in Geylang, we love the super easy access to public transport, as well as the loads of food outlets and shopping malls at your door. Prices for 2-bedders hover around S$668,000 to S$890,000 for a 420 sq ft 2-bedder.

 

Do note, however, that facilities at Central Imperial are just sufficient enough to get the job done: you get the standard swimming pool, pool deck, and gym – so if you want some recreation and leisure, you’re better off elsewhere. 

 

14. La Fleur

La Fleur, a freehold condominium development parked along Lorong 26 Geylang, is surrounded by a bevy of facilities and amenities, as is the case with most condos situated in the Geylang neighbourhood.

 

Residents here enjoy close access to nearby supermarkets, as well as food outlets, shopping malls, and the like. We love La Fleur for its convenient access to transport, too, with Aljunied MRT a mere 9 minute walk away.

 

15. Rezi 26

We love how well-connected this condo is with the Central Business District in terms of public transportation; it’s a mere 6 minutes walk from the MRT. Prices for 400 sq ft 1-bedders hover around S$590,000 to S$2,350,000…so do monitor the market carefully before signing off on this one.

 

The facilities for The Rezi 26 are pretty nifty too, coming in with a swimming pool, gym, a pool deck, lounge, sauna, function room, and BBQ area.
